The Advantages of Modified Bitumen Roofing

Modified bitumen roofing is one of the most popular roofing systems used on flat and low-slope applications. But what are its advantages?

What Is Modified Bitumen Roofing?

Modified bitumen roofing is a type of built-up roofing (BUR) system, which is built with multiple layers of material. In the case of modified bitumen, alternating layers of reinforcing polyester or fiberglass fabric and adhesive are installed over a specially-prepared substrate. Unlike traditional BUR that features a top layer of gravel, modified bitumen roofing is protected by a cap sheet made of sheet bitumen or asphalt. Its layers can be installed using heat or torch (atactic polypropylene or APP) or “cold” adhesive (styrene butadiene styrene or SBS).

Advantages of Modified Bitumen Roofing

Modified bitumen roofs offer advantages that make them suitable for roof replacement or for new roof installation.

Long Service Life

Modified bitumen roofs are expected to last up to 20 years. Comparatively, single-ply roofs typically last for about 10 years, perhaps more with proper maintenance. Its longer service life also helps improve building sustainability.

Low Maintenance and Repair Requirements

Modified bitumen roofs are one of the most low-maintenance commercial roofing systems available, which can help reduce your property upkeep costs. It is also easy to repair: torn or damaged areas can be repaired locally using bitumen patches.

Modified bitumen roofs are ideal if you are expecting some foot traffic and light equipment on the rooftop, thanks to its tear-resistant upper layer. Its inherent flexibility also makes it resistant to the stress caused by shifting outdoor temperatures, which helps reduce vulnerability to cracking or alligatoring.

Energy Efficiency

Certain manufacturers offer modified bitumen roofing options that have features that can improve energy efficiency, such as solar reflectance and thermal emission. These features help reduce solar heat that can reach your indoor spaces, which help reduce your building’s indoor cooling requirements and help you save on your utility costs.
